These terms regulate use of leadessay.sbs and any resulting safety assessment evaluations managed by ApexInspect (a branch of Apex Safety KK). By visiting our portal, you agree to these operational rules.
ApexInspect provides independent, non-destructive diagnostic electrical tests, visual audits, and thermal imagery scans. We do not perform contractor-level repair works, and we are not an electrical installation business. Our diagnostic findings are independent advisory notes meant to help owners contract repair technicians.
For any scheduled on-site assessment, clients are responsible for securing safe access to distribution panels, electrical risers, and target apartment units. If our engineers cannot safely access the necessary equipment, our diagnostics may be restricted, which will be noted in the final compliance report.
Payment rates for building assessments are negotiated and agreed in writing. Outstanding balances must be settled in full via Japanese domestic bank transfer according to our agreed terms before the final compliance reports are released.
Our assessment reports reflect conditions observed at the specific time of inspection. Due to the nature of complex wiring systems, our assessments do not guarantee that latent defects will not develop in the future. We are not liable for electrical failures, equipment errors, or fire damage occurring outside of our direct, documented physical evaluation scope.
These terms and any inspection disputes shall be governed by the laws of Japan. All parties agree to resolve any issues through the Tokyo District Court.
